Rental Safety Guide — Read Before Renting

Rental scams are common in Malaysia. Follow these guidelines to protect yourself. KL Room Finder verifies listings, but ultimately all agreements are between the renter and the agent/owner.

Safety Tips for Renters

Always Visit Before Paying

Never pay any deposit, rent, or booking fee before physically visiting and inspecting the room. A legitimate landlord or agent will always allow you to view first.

Do Not Transfer Money Without Verification

Do not transfer money to any bank account before confirming the agent's identity, viewing the room, and receiving a signed tenancy agreement. Scammers often ask for "booking fee" before viewing.

Verify Agent Identity

Ask for the agent's REN (Real Estate Negotiator) number if they claim to be a registered agent. You can verify this through the Board of Valuers, Appraisers, Estate Agents and Property Managers Malaysia (LPPEH).

Confirm All Financial Terms in Writing

Before signing, confirm in writing: monthly rent amount, deposit amount, utility billing method (included/excluded), penalty for early termination, and renewal terms.

Always Get a Receipt

For every payment made — deposit, first month's rent, advance — request an official receipt with the date, amount, property address, and the payee's name and signature.

Read the Tenancy Agreement Carefully

Never sign a tenancy agreement without reading every clause. Pay attention to: tenancy duration, notice period, maintenance responsibilities, and deposit refund terms.

Report Suspicious Listings

If a listing seems too good to be true, or if you're being pressured to pay quickly without viewing, report it. Use the "Report listing" button on the room page or contact us on WhatsApp immediately.

Document the Room's Condition

On move-in day, photograph and document the existing condition of the room and furniture. Share this with your landlord and keep a copy. This protects your deposit when you move out.

Price is unrealistically cheap for the area
Agent claims to be overseas and cannot meet
Pressure to send money urgently "or room is gone"
Photos look stolen from social media or listings
No tenancy agreement offered or refused to sign
Requests payment in cryptocurrency or gift cards
Cannot provide utility bills or ownership documents

What a Legitimate Rental Should Include

In-person viewing before any payment
Signed tenancy agreement with clear terms
Official receipt for every payment
Agent's real name, IC number, or REN number
Real photos matching the actual room
Clear deposit refund terms and conditions

KL Room Finder is a listing platform that connects property agents and owners with prospective renters. We are not a real estate agency, landlord, or party to any rental agreement. All transactions, agreements, and arrangements are strictly between the renter and the agent/owner.

We review listings before publishing but cannot guarantee the accuracy of all information provided by agents. Renters are advised to verify all details independently before making any financial commitment.

All submitted listings are reviewed by our admin team before publication. We reserve the right to reject, edit, or remove listings for any reason, including but not limited to: inaccurate information, suspicious activity, incomplete details, or policy violations.

Listing approval is at our sole discretion. Rejection does not entitle the submitter to any compensation.

All content on Bilik Finder — including text, logos, graphics, code, and design — is the property of KL Room Finder or its content suppliers. You may not reproduce, distribute, or use this content without explicit written permission.

By submitting photos and content to our platform, you grant KL Room Finder a non-exclusive licence to use, display, and promote that content in connection with the listing.

7. Limitation of Liability

KL Room Finder is provided "as is" without warranties of any kind. We do not guarantee:

To the maximum extent permitted by Malaysian law, KL Room Finder shall not be liable for any direct, indirect, incidental, or consequential damages arising from your use of the platform or any rental agreement made through it.

8. Indemnification

You agree to indemnify and hold KL Room Finder harmless from any claims, losses, damages, or expenses arising from your violation of these Terms or your use of the platform.

9. Governing Law

These Terms are governed by the laws of Malaysia. Any disputes shall be subject to the exclusive jurisdiction of the courts of Kuala Lumpur, Malaysia.

10. Amendments

We may update these Terms at any time. Continued use of the platform after changes constitutes acceptance of the updated Terms. The "Last updated" date reflects the current version.
